Our vision was to create a trophy convenience-retail location at the bull's-eye of regional shopping for the trade area, while setting a new local standard of design and construction quality.
TR Realty Partners secured entitlements for 14,000 SF of high-quality shop space, configured in two buildings which take maximum advantage of the sites prime retail exposure.
Development approvals included negotiations with Exxon Mobil Corp. and completion of administrative approvals related to the environmental remediation of the past service station use at the property.
The finished development seamlessly integrated with a neighboring Sav-on anchored development and included the creative design of head-in parking off of a rear alley which significantly increased the allowable building coverage.
The entitlements were obtained in record time, included a prime drive-through component, and the project was 100% leased to marquee tenants such as T-Mobile, Starbucks Coffee, Papa John's Pizza, Bright Now Dental, etc., upon completion of construction.
TR Realty Partners acquired the property and completed the development in conjunction with its joint venture partner Invest West Financial.
