Our development vision was to maximize the value of this prime gateway property, located at the entrance to the new 1-million SF Simi Valley Town Center.  The plan was to add conveniently located neighborhood shops in a boutique, lifestyle setting.

The property, which included an operating health and tennis club, was purchased confidentially to avoid impacting club operations resulting in highly-favorable purchase terms.

We secured entitlements for 40,000 SF of shopping center space in a high-quality Mediterranean design.  During the entitlement process, we oversaw all aspects of running the 30-year old health and tennis club, including managing a 70-person staff and 7,000 club members.

Entitlements were obtained while balancing the demands of running the largest privately owned health and tennis club in Ventura County, as well as working with various local stakeholders to win planning commission approval of our development.  The process was completed with minimal impact to profitability of the club.
