Our vision was to create a valuable neighborhood commercial retail location within one of Long Beach's most desirable family neighborhoods.
Key challenges confronting the development of this property included its location in an area targeted for redevelopment, blighted neighboring buildings, deteriorating public streets and two deteriorating parking lots owned by the City of Long Beach.
TR Realty Partners worked extensively with the City of Long Beach and led a redevelopment effort which resulted in improving the infrastructure surrounding both our property and many neighboring buildings.
Specific actions included a land swap with the City of Long Beach which allowed expansion of a public road and aided in parking for our shopping center, our replacing a city-owned street and adjacent store-front public right-of-ways, as well as refurbishment of the city-owned parking lots.
A significant financial windfall was achieved as a result of our ability to negotiate the right to use city-owned parking lots and streets to meet the parking requirements of our shopping center, which resulted in securing development rights for two-times the typical coverage allowed for a land parcel of our projects size.
Development approvals included negotiations with the California Regional Water Quality Control Board and various municipal agencies to complete administrative approvals related to environmental remediation of a past service station use on a portion of the property.
The finished project attracted marquee tenants such as Quiznos Sub, UPS Store, and Curves for Women.
TR Realty Partners acquired the property and completed the development in conjunction with its joint venture partner Invest West Financial.
